Robert Dow buys and sells raw land across Texas and Oklahoma — mostly sight unseen, almost entirely through direct mail. It's a lean operation built on a simple idea: take infrastructure you already have and point it at a new market.

In this conversation, we get into his direct mail philosophy (why novelty beats clever copywriting, why your letter should be about the reader and not you), how he thinks about capital structure and tax efficiency, and his take on AI — that it's a powerful tool but not a durable moat.
